What can I borrow?

This isn’t a calculator that tells you how much you can borrow. Only a mortgage broker can do that. It shows you which levers move the needle, and by how much, so you walk in knowing what matters.

Before you talk to a broker

This tool shows the factors. A mortgage broker gives you the real number based on your full situation.

This tool provides rough estimates to illustrate which factors affect borrowing capacity. It does not replicate any lender's serviceability model and is not a borrowing capacity assessment. Actual borrowing power depends on your full financial situation, the specific lender, their credit policies, and property valuation. Living expenses use approximate HEM (Household Expenditure Measure) benchmarks. Buffer rates and repayment ratios are indicative. Overtime, bonuses, and rental income are treated differently by lenders (typically at 80%) and are not modelled here. keyfacts.com.au does not hold an Australian Credit Licence and is not authorised to provide credit assistance under the National Consumer Credit Protection Act 2009. This is not financial advice or credit assistance. Speak to a licensed mortgage broker for an accurate assessment.

How much can I borrow for a first home?

It depends on your income, your debts, your credit cards, your dependents, and the lender. The range between lenders is wide. Only a mortgage broker with access to lender serviceability models can give you an accurate figure.

Lenders also stress-test your repayments at a rate roughly 3 percentage points above the actual one. If the loan rate is 6%, they check whether you could pay at around 9%.

What counts against you

HELP or HECS debt. Repayments come out of your pay before you see it, so they cut your take-home, which is what lenders assess. The impact depends on your income and repayment rate. Toggle it above to see the difference.

Credit cards, even at $0. Lenders count 3% of your total credit card limit as a monthly commitment whether or not you use the card. Closing cards you don’t need before you apply can make a meaningful difference.

Other repayments. Car loans, personal loans and buy-now-pay-later all count. So do dependents, through the living expenses lenders assume.
