Spend the 30 minutes well

An open home is short, staged and full of other people. Here is a weekend plan that gets more out of it.

What will you ask?

Friday night

Do the homework

  • Run a check on every address on tomorrow’s list.
  • Write down each line marked Worth asking. Those are your questions.
  • Send the checks to anyone else who gets a say.
  • Put the inspections in driving order so they all fit.

Saturday, 30 minutes

Look at what the photos skipped

  • Stand in the backyard and find north.
  • Open a window and listen for a full minute.
  • Look at the neighbours’ fences, roofs and extensions.
  • Walk to the end of the street and back.

Sunday

Go back when nobody’s selling

  • Drive past at 9pm, when the street is itself.
  • Do the school run or the commute at the real time.
  • Compare the shortlist side by side while it’s fresh.

Saturdays don’t suit every household. Most agents will book a private inspection midweek or on a Sunday if you ask, and the plan works the same.

Questions worth asking the agent

Agents answer what they're asked. The check tells you what to ask.

Flood comes back as Worth asking

“Is there a flood level certificate for the block, and can I see it?”

Applications nearby

“Do you know what’s planned for the site next door?”

A planning overlay

“Has the owner had any permits knocked back?”

School zone matters to you

“Which school is this address zoned for this year?”

It’s a unit or townhouse

“What are the owners corporation fees, and is any major work planned?”

Family might move in one day

“Would the zoning allow a second dwelling or a granny flat here?”

Any property

“Why are the owners selling, and how long has it been listed?”

You saw it for 30 minutes. Here’s the other 167 hours.

A week has 168 hours. The open home shows you half of one, staged, on a Saturday morning. A check fills in the ones you’ll live through.

  • A row of painted terraces on a sunny street
    Saturday, 11amWhat did you see?
  • A row of two-storey terraces with iron balconies
    6amWhat flies over?
  • A public school with a sandstone building and a covered playground
    8amHow far is school?
  • A suburban train arriving at an elevated station
5pmHow long is the trip home?

Fall for the place. Keep the facts.
